Helical, the London office developer, has exchanged an agreement for lease with communications firm FGS Global for 23,887 square feet across three floors of its Brettenham House development in London's West End.
The 10-year lease, commencing January 2027, sets rents in excess of £140 per square foot on the best space, establishing a benchmark for the remaining available space in the 128,000 square foot Art Deco building.
Practical completion of the Brettenham House refurbishment is expected by the end of October.
Helical's two other major development projects remain on track, with its 142,000 square foot 10 King William Street office scheme in the City due to reach practical completion in December.
Its 240,000 square foot Delta Paddington development above Paddington Station is advancing on schedule, with completion targeted for the third quarter of 2028.
In May, Helical completed the £333 million sale of 100 New Bridge Street to State Street Corporation, crystallising a £31 million profit, and has since returned approximately £17 million to shareholders.
At its Southwark student accommodation scheme, Gateway 2 approval is expected in November, which will trigger reimbursement of costs and a first profit payment totalling £15.5 million to the joint venture.
