Supermarket Income REIT, the grocery property investor, is raising about £50 million from shareholders to buy 12 properties for £65.2 million.
The deals have an average net initial yield, the annual rent as a share of the purchase price, of 7.3%.
The largest is a half share in a Darlington distribution centre bought from Sainsbury's for £23.5 million.
The warehouse is Argos's main northern distribution hub and is let on a 10-year lease guaranteed by Sainsbury's, at a yield of 8%.
The company is also buying seven Sainsbury's convenience stores directly from the supermarket for £19 million, let on new 15-year leases linked to inflation.
Other targets include a Waitrose-anchored scheme in Woking, a Sainsbury's store in Essex and a Tesco convenience shop in Surrey.
The fundraising follows a £100 million raise in July, which the company spent within six weeks.
Rob Abraham, chief executive, said the deals would diversify the portfolio and support earnings growth as the company aims to double its size.
It expects the package to add to earnings per share from the first full year.
Borrowing will stay at around 45% of the portfolio's value.
The company expects to complete the purchases by December.
